Another example of a client sourcing the property themselves and instructing GPC to handle the purchase. This shop and upper parts was offered for sale by public auction. Our client instructed us to see if the vendor would sell prior to the auction. After discussing the option with the auctioneer it emerged that the vendor would sell the property prior to the auction. The price though was at a level we advised the client was too high in terms of representing the real value. We therefore advised the client to sit it out and see what happens ‘in the room.’ Our advice paid off when the hammer went down at 25% lower than the pre-auction price. Another exciting day at the auction.
